WHAT A PRIVATE OPTIONS REVIEW IS?
A Private Options Review is a structured conversation focused on clarity — not commitment.
Instead of being shown one solution, you’ll see the viable paths available, along with the trade-offs that matter, before deciding what to do next.
This review is especially useful when:
- You feel pressure but don’t want to rush
- The property was inherited or is in probate
- Multiple decision-makers are involved
- The house needs work or has been vacant
- Tenants, timing, or legal issues are present
- You feel pressure but don’t want to rush
Many Metro Atlanta homeowners come to this review after searching for advice on selling an inherited house, exiting a rental, or handling a time-sensitive property decision.
WHAT I LOOK AT?
During a Private Options Review, I look at the full decision context, including:
- Timeline pressure
(probate deadlines, tenant notice periods, taxes, relocation) - Property condition
(repairs, deferred maintenance, code issues, realistic ROI) - Risk and certainty needs
(how much unpredictability you want to manage) - Emotional and logistical load
(family dynamics, distance, coordination, bandwidth)
This allows each option to be evaluated honestly, not optimistically.
THE OPTIONS YOU MAY SEE
Depending on the situation, your review may include:
- Direct cash purchase
- Hybrid / as-is private sale
- Wholetail (selective improvements)
- Traditional listing
- Holding or waiting
Not every option fits every property.
My role is to map the trade-offs clearly, including when an option doesn’t make sense — even if that means not moving forward.
WHAT THIS IS – AND WHAT IT IS NOT?
This is:
- Informational
- Neutral
- Designed to clarify decisions
This is not:
- A sales pitch
- A recommendation disguised as advice
- A commitment to sell
You decide how — or whether — to proceed or not
REQUEST A PRIVATE OPTIONS REVIEW
Tell me the situation, the timeline, and the condition.
I’ll map the cleanest options forward.
People don’t remember what you said – they remember how safe they felt making a decision with you.

Some homeowners prefer to understand the landscape before talking.
If that’s helpful, I wrote “Fixer Upper House Selling Mistakes”, a practical guide to common errors and trade-offs when selling a property that needs work.
The book is available free on Amazon Kindle.
This review is most often requested by Metro Atlanta heirs, landlords, and owners navigating probate, condition issues, or tight timelines.
